A 229 m² outdoor saltwater pool surrounded by sun-lounger terraces, and a heated indoor pool for year-round use. Large enough that a group of twenty never feels crowded. Views of La Concha and the sea from both.

25 leather seats, full surround sound and a popcorn bar before you walk through the door. Film nights, sports screenings, private presentations — it was built as a live performance stage and the acoustics show it.

A guest kitchen for the group and a separate professional chef’s kitchen with walk-in fridge and wine cellar. Your chef works out of sight; the food arrives at the table. Breakfast and lunch are yours to handle — or not.

  • Minimum stay: 7 nights

Christmas / New Year period

  • Rate: €90,000 per week (≈ €12,857/night)

  • Minimum stay, cleaning fee, and deposit apply as per contracted terms for the exact dates and stay format.

Reservation and confirmation
Dates are secured only once the booking agreement is signed and the initial payment has cleared.
The booking is exclusive-use, meaning the full property is reserved for one party under one contract.
A named lead guest is responsible for compliance, guest conduct, and any chargeable damages.

Payment schedule
50% is due at the time of booking to secure the dates.
The remaining balance is due 60 days before arrival.
Any contracted service package, staffing plan, or event approval is confirmed in writing before final balance is collected.

Security deposit
Security deposit: €20,000, due 60 days before arrival.
The deposit is a security hold against damages, missing items, rule breaches that generate costs, extraordinary cleaning, and third-party charges caused by guest actions.
Deposit amount may vary depending on stay type and approved event usage.
Deposit release and refund timing follow the inspection window defined in the signed contract, typically after check-out verification.

Check-in / check-out and access windows
Check-in: 16:00.
Check-out: 11:00.
Early check-in, late check-out, and after-hours arrival may be chargeable and are subject to operational feasibility, staffing, and same-day turnovers.
A pre-arrival check-in protocol applies for large groups (arrival coordination, access control, key/entry management).

Guest list, occupancy control, and visitors
Maximum guest capacity and overnight occupancy are enforced as contracted.
A final guest list is typically required ahead of arrival for access control, security, and operational planning.
Non-registered visitors, vendors, and third parties are managed under explicit approval rules to protect privacy, neighbours, and liability.

House rules (operational baseline)
Noise controls apply, with quiet hours and outdoor music limits defined in contract, especially for beachfront and high-visibility zones.
Smoking is typically restricted to exterior areas only, with disposal controls to prevent damage and fire risk.
Pets are subject to prior approval and may carry additional fees and liability conditions.
Use of fireplaces, pool areas, and wellness amenities follows safety rules provided on-site.

Events, productions, and commercial use
Events, weddings, retreats with external attendees, and productions require written approval before booking confirmation.
Event use is assessed by format, guest counts, staffing footprint, supplier access, sound profile, and schedule.
Event fees, additional deposits, security requirements, and supplier constraints apply where relevant.
Unauthorised events or commercial filming are treated as a breach of contract and can trigger penalties, additional fees, and termination.

Included baseline services
Daily housekeeping is included as the baseline.
Responsive maintenance support is included to keep operations stable during the stay.
Utilities and standard consumables are included only as explicitly stated in the contract.

Optional services and chargeable items
Optional services are confirmed as line items (chef, concierge, drivers, security, childcare, wellness treatments, extra housekeeping, laundry/pressing, pre-stocking, transfers).
Additional fees may apply (service fee, final cleaning, pet fee, early/late access, extra items such as cribs/extra beds).
Any chargeable items are confirmed in writing to avoid assumption-based disputes.

Cancellation, changes, and non-refundable amounts
Cancellation policy: Strict.
All prepayments are non-refundable unless otherwise stated in the signed contract.
Date changes are treated as a cancellation/rebook unless the contract explicitly allows amendments, and are always subject to calendar availability and repricing.

Liability, damages, and extraordinary cleaning
The lead guest accepts responsibility for damages caused by any member of the party or their visitors.
Extraordinary cleaning, restoration, specialist call-outs, or repairs caused by misuse are chargeable.
Property inventory, condition standards, and inspection process are documented to keep disputes factual.

Safety and security
Security protocols apply for access control and incident handling, especially for high-profile stays.
Any on-site security requirements are agreed in advance and may be mandatory for events.
